What is a Mortgage?


A remortgage is only available to clients who already have an ongoing mortgage or own a property outright, as a client must have sufficient equity in the property to allow them to remortgage and/or switch their mortgage to a new Lender.

What are the benefits of a Remortgage?

To Save Money.

If your current interest rate is to high then a Remortgage could allow you to save money on your monthly repayments, or to repay your mortgage sooner.

Higher income or a rise in your property’s value means you could increase your mortgage to help pay for major outgoings or other financial commitments rather than borrowing separately, and in some cases more expensively.

To avoid moving home.

It can be cheaper and more convenient to adapt or add an extension to your existing home, paid for by remortgaging or a further advance, than to move home.

To consolidate your debts

Remortgaging can allow you to release some of the equity you hold in your home and consolidate other debts, such as mortgage arrears, a car loan , credit cards, secured or unsecured loans. Which can attract higher rates of interest than that of your mortgage for example.

Here is an actual case history.

This is an example how we helped one of our clients to reduce there monthly payments by consolidating all their loans into one monthly payment.

Our client had the following debts.

Client had a Mortgage of £91,500 at 6.99%
Also had a second loan of £10,000
Second unsecured Loan of £10,000
Car Loan £4,995
Credit Cards £15,000

Monthly Payments
£1,157.00

We consolidated all the debts into one monthly payment at 4.99% fixed for two years interest only at £484.00.

The client now has a Mortgage of £127,500 and has cleared all his debts and is saving £670.00 every month.

This Remortgage was done with no proof of income and a bad credit history and was based on a property value of £150,000 and 85% of the property value was allowed for Remortgage.
